Steps in Buying a Home

Most potential home buyers start by looking for a home. But there are several critical steps prior to that.

  1. Find a real estate agent – Many new homeowners are surprised to learn that their first step should be to find a good agent like me, Louise Suchánek. San Gabriel Valley home buyers should start there before doing anything else because it makes all of the other steps so much easier.
  2. Your budget – It’s important to determine what level of mortgage your budget and income will allow. There are some terrific online mortgage calculators that will use your income and expenses to determine the total loan amount you can afford.
  3. Pre-approval – Before you go asking a lender for a loan, you can get “pre-approved.” This means that the lender will check your credit, check your tax returns for your income, and then “pre-approve” you for a loan.
  4. Find a home – This is the exciting part where you can start looking at new homes in the area where you want to live. As a licensed real estate agent, Louise Suchánek has access to homes that are for sale but not listed on any websites or even on the MLS.
  5. Offer – After we find a home, we’ll make an offer on it. The seller can accept it, reject it, or make a counter offer. This negotiating process is where homebuyers without an agent often miss out on potential deals.
  6. Inspection – Once the seller has accepted the offer, the next step is to get the house inspected. You never want to close a deal before you have a professional go in and take a look at the house to check for structural issues and other problems.
  7. Close – Finally, it’s time to close the deal and get the keys to your new home.
